1. About Locover

2. Using Locover
We strive to make Locover available, but we may suspend, withdraw, or change our Sites without notice. You're responsible for ensuring your internet connection and devices meet the requirements to access Locover.
3. Your Account
To register, you must be at least 18 years old or have parental/guardian consent if you are 13 and over. You must have the legal capacity to enter contracts. Keep your account information confidential and notify us immediately of any suspected unauthorized use.
4. Finding Your Perfect Place
Connecting Users and Landlords: Locover connects property owners/managers ("Landlords") with potential tenants ("Users"). Users can inquire and book properties listed on Locover.
Our Role: We don't own or manage properties and are not involved in agreements between Landlords and Users.
5. User Responsibilities
Review Landlord Terms: It's important to review Landlord-specific terms, including payment, cancellation policies, and security deposits, before booking a property. These terms may vary between Landlords.
6. Pricing and Promotions
Property prices displayed on the Sites are exclusive of any Locover fees. Third parties may offer promotions subject to their terms.
7. Fees
Landlord Fees: Landlords are responsible for a 15% commission fee on the total rent price collected through Locover. This fee will be deducted from the security deposit or rent payment received from Locover.
User Fees: Users are charged a placement fee of $199 every time they book a property on Locover. This fee is non-refundable.
8. Payments
Security Deposits: Security deposits are handled directly by the Landlord. Locover is not responsible for the terms and conditions surrounding security deposits, including refunds.
Payment Options: Landlords may offer rent payments through Locover (subject to payment processing fees) or choose to receive payments directly from Users.
Locover Payments: If Users choose to pay rent through Locover, their payments will be deposited to the Landlord's account within 5 business days of the move-in date for monthly payments or upon full payment if the User chooses to pay all at once. Locover is not responsible for any delays caused by payment processors.
Direct Payments: If Users choose to pay rent directly to the Landlord, Locover is not responsible for any late or missing payments. In this scenario, Locover will only receive the placement fee and security deposit from the User.
9. Cancellations
Users are allowed to cancel bookings free of charge up to 30 days before their move-in date. The placement fee will not be refunded in case of cancellation. Users who cancel their booking within 30 days of their move-in date will forfeit all payments except for the placement fee.
10. Intellectual Property
We own or license all intellectual property rights on our Sites and the material published on them. These works are protected by copyright laws and treaties worldwide. All rights are reserved.
11. Linking to Locover
You may link to our home pages fairly and legally. Framing our Sites or linking from unauthorized sites is prohibited.
12. Third-Party Links
Links to third-party sites are present on Locover. We are not responsible for their content or terms.
13. Updates to These Terms
We may revise these terms at any time. Users will be informed of changes, and continued use implies acceptance of updated terms.
14. Governing Law
These terms are governed by Canadian law, and any disputes will be resolved in the courts of Ontario, Canada.
